Savvy buyers turn to apartments to get on the property ladder sooner

As Melbourne’s property market continues to heat up, savvy buyers are turning to apartments as an affordable way to get their foot on the property ladder.

If you’re a buyer feeling frustrated with the price hikes in the detached housing sector, we explore how purchasing an apartment can be an affordable yet luxurious option.

Detached housing versus apartments – how does it all stack up?

New CoreLogic data has revealed that across the country, capital city houses are 37.9 per cent higher in price than units.

In Melbourne, the median house price is $986,992, while units remain at a modest median of $626,449 – a price increase of $360,543, or 57.55%.

In a further blow to buyers who might be considering renting instead, national rental prices have skyrocketed at the fastest rate in 13 years.

Research Director of CoreLogic’s Asia-Pacific division, Tim Lawless, said these conditions are creating demand for higher density housing.

“With such a large value gap between the broad housing types, it’s no wonder we are seeing demand gradually transition towards higher density housing options simply because they are substantially more affordable than buying a house,” Lawless said.

The additional value of apartments

While apartments are much more affordable, they offer additional value that detached housing cannot typically offer. For example, the affordability of apartments allows buyers to purchase closer to the city. What’s more, the amenity on offer within an apartment building is not often accessible when you purchase detached housing – like swimming pools, saunas, gymnasiums, co-working spaces and more.

When you live in an apartment or townhouse within Millhouse Residence, you’ll have access to co-working areas, a lush rooftop garden and an array of other shared spaces that are perfect for socialising. Located within the carefully curated Ropeworks precinct, there’s also expansion plans for shops, cafés, and other exciting services to provide you with everything you want, right on your doorstep.

Apartments from $398,000 are selling now at Millhouse Residence. Located less than 8km from the Melbourne CBD in the heart of vibrant Footscray, Millhouse offers buyers an affordable yet premium solution to getting their foot on the property ladder sooner. Register your details here to learn more.
